"Project" means any residential or commercial development by Tharwani Realty shown on the Website, including ongoing, completed and upcoming developments.
"Content" means all text, images, artist's impressions, renders, walkthroughs, floor plans, layouts, brochures, videos, prices, offers and other material on the Website.
"User" or "you" means any person who visits the Website or submits information through it, including home buyers, NRI buyers, referrers, job applicants and channel partners.
"RERA" means the Real Estate (Regulation and Development) Act, 2016, and "MahaRERA" means the Maharashtra Real Estate Regulatory Authority and the rules and regulations made under it.
3. RERA registration and project information
All our ongoing projects are registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) under the Real Estate (Regulation and Development) Act, 2016. The MahaRERA registration number of each project is displayed on its project page, in its advertisements and in its marketing material. Buyers can verify these details at maharera.maharashtra.gov.in.
Projects shown on this Website as "Upcoming" or "Coming Soon" are for information only and are not being offered for sale. We do not accept bookings, publish prices or invite payments for any project until it is registered with MahaRERA.
The Content is for general information only and does not form an offer, invitation to offer, or part of any contract. The agreement for sale, the sanctioned plans and the details registered on MahaRERA are the only binding documents. Where the Website differs from them, the agreement and MahaRERA records prevail.
Specifications, amenities, layouts, elevations and timelines are subject to approvals from competent authorities. Any change will be made only in accordance with RERA and the agreement for sale.

4. Prices, offers and images
Prices, payment plans, offers and schemes shown on the Website or in our advertisements are indicative and may change without notice until an allotment letter is issued. Applicable taxes, stamp duty, registration charges and other statutory charges are payable extra unless stated otherwise.
Every offer is subject to its own terms, is valid for the stated period or while inventory lasts, and can be withdrawn at our discretion. Offers cannot be combined unless expressly stated.
Carpet areas are stated as defined under RERA. Any other area figure, such as balcony or terrace area, is shown separately.
Images, renders, walkthroughs, sample flat photographs, furniture, fixtures and landscaping shown are artist's impressions for illustration only. They are not part of the standard specifications unless the agreement for sale says so.
Distances and travel times to landmarks, stations and roads are approximate and based on current or proposed infrastructure. Upcoming infrastructure such as metro lines or roads is built by government authorities, and we cannot guarantee its timing.
5. Enquiries and consent to contact
When you submit an enquiry, site-visit, NRI, referral, career or contact form, or message us on WhatsApp, you confirm that the details you give are accurate and belong to you, or that you have the other person's permission to share them.
By submitting a form, you consent to Tharwani Realty and its authorised representatives contacting you by call, SMS, email or WhatsApp about our Projects and offers. This consent applies even if your number is registered on the National Do Not Call (DNC/NDNC) registry.
You can withdraw this consent at any time by writing to corporate@tharwanirealty.com. We will stop promotional communication within a reasonable time, though we may still contact you about an existing booking or transaction.

6. Referral, NRI, careers and channel partners
Referral programme. Referral rewards are payable only when the referred buyer is new to our database, books through the referral, and completes the conditions in the referral programme terms [link to referral terms]. We decide eligibility, and our records of the first lead source are final. Rewards may be subject to tax deduction at source.
NRI buyers. Information in the NRI section is general guidance only. NRI buyers are responsible for complying with the Foreign Exchange Management Act, 1999, RBI regulations and the tax laws of India and their country of residence. Payments must come through permitted banking channels.
Careers. Submitting an application does not guarantee an interview or job offer. Tharwani Realty never asks candidates for money at any stage of hiring. Report any such request to corporate@tharwanirealty.com.
Channel partners. Only channel partners registered with MahaRERA and empanelled with Tharwani Realty may represent our Projects. We are not bound by any promise, discount or commitment made by a person who is not authorised by us in writing.
7. Intellectual property and permitted use
All Content, including the Tharwani Realty name, logos, project names, designs, text, images and videos, is owned by or licensed to Tharwani Realty and protected under Indian copyright and trademark laws.
You may view and print pages for your personal, non-commercial use. You may not, without our prior written consent:
copy, reproduce, modify, republish, sell or distribute any Content;
use our name, logos or project names in advertisements, listings, domain names, metatags or social media in a way that suggests you represent us;
frame the Website, scrape or mine its data, or use automated tools to collect Content;
submit false information, impersonate any person, or upload anything unlawful, defamatory, obscene or harmful, including viruses or malicious code;
